EXISTING HOUSE INSPECTIONS INCLUDES:

• Structural systems – foundations, grading and drainage, roof covering, roof structure and attic, walls (interior and exterior), ceilings and floors, doors, windows, fireplace/chimney porches and decks.
• Electrical systems - service entrance and panels, branch circuits
• Heating, Venting and Air Conditioning Systems – heating/cooling equipment, ducts and vents
• Plumbing – water supply system and fixtures, drain, wastes and vents, water heating equipment, hydro-therapy equipment
• Appliances – dishwasher, food waste disposer, range hood, ranges, ovens cooktops, trash compactor, bathroom exhaust fans and/or heaters, whole house vacuum systems, garage door operators, door bell, dryer vents and other built in appliances.
• Optional Systems – are extra items which may incur additional inspection costs. Refer to the TREC website for appropriate required state forms http://www.trec.state.tx.us

When you order a home inspection from Safe at Home Inspection the prices are based upon the square footage of the home, the type of foundation (either slab or pier and beam), and the age of the building. The inspection and professional report will take between 4 - 8 hours depending upon the size, age and condition of the home. Other inspectors may not take this long but I assure you if you find someone that will do it for less time and money you need to ask yourself, what is it they are not inspecting.

In general, most slab foundation homes built after 1980 will be 10 cents per square foot. The older the home the more time it will take so it might cost a little more. The minimum charge for any home is $250.

Any extra applicable charges will be discussed before inspection:

• Outbuildings/Sheds
• Sprinkler systems
• Pool inspection
• Wood destroying insects (WDI)
• Pier and Beam Foundation crawlspace areas, if accessible - $75

New home construction phase inspections are available. However due to the many different new construction inspection services we offer, we ask that you call us for pricing at 817-561-0394 for a price quote on your new home. Outside Tarrant or Dallas county areas may require an additional travel charge.

Payment is due when inspection is completed.

The inspection report is written in detail with attached photographs within 24 hours after inspection of property.
